‘We’ve had an extremely busy first quarter,’ says Tina Evans at Frank Harris & Co. ‘I’ve watched over the years as the area continues to offer a diverse range of property, there are more tower blocks and, what has historically been the financial hub of the UK, is now experiencing an increase in residential property. As a result of this, we deal with a range of buyers looking for their next London home, from working professionals to families and overseas investors. Now is a great time to sell and getting your property ready to bring to the market is crucial. We are advising sellers to dress their properties and clear worktops and surfaces of clutter, this will help ensure the property looks well presented. As the market is highly competitive our advice to buyers is to offer with your best foot forward, this will stand you in good stead, especially when up against other interested parties. A lot of our buyers want to secure a property on some of the most desirable streets including Cloth Fair, Middle Street and Bartholomew Close which are steeped in history. They are favoured because of their location within a quaint and peaceful conservation area. There is history tucked away everywhere in the City. For example we recently sold a three bedroom house built in 1828 which was formerly a bookshop whose sales included first edition books by Charles Dickens as he regularly attended the pub opposite, Ye Olde Cheshire Cheese pub.’ 
 
‘Similarly to sales, we remain incredibly busy and are finding properties that offer good value, a good location, or both are being snapped up quickly,’ says Alex Squance at Frank Harris & Co. ‘The demand from local tenants is strong. Over recent years we have seen a number of large companies such as Facebook, Google and Estée Lauder relocating to Bloomsbury and nearby therefore boosting the profile of the area. Historically, students flood the market during the summer months, organising their accommodation for the academic year ahead however, this year there is a strong demand from international professionals being relocated by their companies. In order for landlords to secure the best tenants we recommend keeping their properties in a great condition while also allowing the agent to  manage the property, this is a large attraction for tenants. It’s important for tenants to be prepared with the relevant documents when viewing properties as this organisation and commitment works in your favour if you choose to offer. Bloomsbury is known for its garden squares, Mecklenburgh Square, John Street, Doughty Street and Doughty Mews are all highly desirable addresses and properties are let quickly in these locations. We have recently been instructed on a six bedroom Georgian house on John Street, which rarely comes to the market in Bloomsbury, and is arguably the finest property on the rental market in the area. With the end of the stamp duty holiday fast approaching, considering all the sales that have been sold over recent weeks, we expect this to translate into a boost for lettings instructions and new business as we continue into the summer period.’
